On March 3, 2025, the Provincial Institute for the Protection of Cultural Monuments Petrovaradin, based on Article 34 of the Law on Cultural Heritage ("Official Gazette of the Republic of Serbia", No. 129/2021), has recorded real estate within the Spatial Cultural and Historical Unit "Vojvođanska Street in Sombor", which enjoy prior protection - Registration sheet number E-7/P-2025. Article 2, paragraph 1, item 68) of the Law on Planning and Construction ("Official Gazette of the Republic of Serbia", number 72/2009, 81/2009 — corrected, 64/2010 - decision of the Constitutional Court, 24/2011, 121/2012, 42/2013 - decision of the Constitutional Court, 50/2013 — distinguished Constitutional Court, 98/2013 - Constitutional Court decision, 132/2014, 145/2014, 83/2018, 31/2019, 37/2019 — other law, 9/2020, 52/2021 and 62/2023) stipulates that the separate document on technical construction conditions (hereinafter: separate) a document issued by a holder of public authority within the scope of his/her competence when planning the document does not contain conditions, i.e. data for the preparation of technical documentation, which contains appropriate conditions and data for the preparation of technical documentation. Article 31, paragraph 3 of the same Law It is stipulated that the decision to adopt a separation is made by the competent holder of public authority, according to needs, on its own initiative, or on the initiative of the authority responsible for issuing building permits.

Article 4, paragraph 2 of the Rules on the content, manner, procedure and deadlines for the preparation and publication separate document ("Official Gazette of the Republic of Serbia", No. 33/2015) stipulates that the separate document shall specifically establish restrictions on the construction of facilities, according to the classes of facilities and parts of the area for which they are adopted, including prohibitions and restrictions on construction in zones of special interest for the protection of natural and cultural goods.

As a valid planning documentation relating to the area of ​​the registered property under previous protection does not include the conditions for the protection of registered real estate, it has appeared The need to develop a Separate Conservation Report for the registered property "Vojvođanska Street in Sombor".
